Thank you in advance.
I can only presume there is an error in the item file (or possibly my instructions but they look OK).

If you cd /etc/multiboot.d do you see Maemo 2.6.28-omap1.item?? if not then the file didn't create (or not in the right place). If so then there must be an error in the file itself.

Quicker way to get the correct item file if missing is
Code:
cd /etc/multiboot.d/examples
cp Maemo 2.6.28-omap1.item /etc/multiboot.d
if the item file is there then
Code:
cd /etc/multiboot.d
rm Maemo 2.6.28-omap1.item
then do the above and you will see the stock kernel as a choice.

As for the kernel 2.6.28.10 is the power kernel. your screen shot shows you have the correct kernel (Maemo 2.6.28-omap1) in the correct place.

At which point, I got this too but continued and it was fine

Depending on which step it was in the instructions I think its more a precautionary measure to make sure it is unmounted

Doesn't matter... It's the same file, hosted in different servers...
