I'd be surprised if File Manager has a section "Space for 3rd party apps". At least mine does not have.
If you start X Terminal and enter
df -h
what is the output?

I was trying to install a third party app (just a few kB big) and my N900 told me that there is not enough space. So I checked in the file manager, which said that I've got 91,9 MB of free space for third party apps.
Do you know what might be the problem, causing this error message?
